Dreamland Villa Golf Course Proposed Development

William Lyon Homes is interested in building a development on the 30 acre golf course property. They are proposing 240 single family detached courtyard homes utilizing the RSL PUD (Planned Unit Development) zoning district. The golf course is not owned by the Dreamland Villa Community Club.

The first step is a rezoning request. An informal hearing was held May 13, 2013. The formal process has begun. Public Hearings will be held at the Mesa Council Chambers.

Oct., 2013 Update and Meeting Nov. 13
We have been told not much progress has been made since May, 2013. The formal Rezoning and Preliminary Plat applications were filed in mid-August which matched what was presented at the May meeting. Meetings with the city identified drainage and utility issues that weren't resolved until recently. The Fall informational meeting will discuss the recently revised plan. A revised package will be submitted to the City after that.

  • Agenda item C-3 - The land appears to have been annexed from the county to the City already. This just establishes City zoning.
  • Agenda item C-4 - This rezones property for single-residence development. If you don't want residential development this is the item to oppose.

The City Council heard zoning change requests on May 19, 2014 - Agenda
Zoning of the golf course property was changed to RSL-2.5 PAD, or Residential Small Lot Single Dwelling District with no age restriction.
